Whole-home renovation in London

Full house and flat renovation

One contractor, one programme, one point of contact from strip-out to the final clean. We renovate houses and flats across London for owners who want the work done properly, on a written timetable, with no surprises on the invoice.

What a full renovation with Build Place includes

A whole-home renovation is every trade in the right order: strip-out, structural alterations where the layout changes, new plumbing, heating and electrics, drylining and plastering, bathrooms and kitchen, flooring, joinery and decoration. We run all of it under one contract with our own site team and our regular specialist subcontractors, so you deal with one project manager rather than a dozen trades.

  • Strip-out and licensed waste removal, with the dust and noise managed for neighbours
  • Structural openings, new walls, hidden doors and layout changes with an engineer's calculations
  • Complete new first fix: plumbing, drainage, heating and a new consumer unit where needed
  • Boarding, plastering, tanking to wet rooms, underfloor heating
  • Bathrooms, en-suites and kitchens installed, including the client's own fixtures and fittings
  • Engineered timber, tiled and resin floors, skirting and architraves
  • Decoration with the preparation done properly: filling, sanding, mist coat, two top coats
  • Gas Safe and Part P certificates, building control sign-off and a handover file

Three ways to do it

Every quote we send shows the same scope priced three ways, so you can see exactly what changes between them.

Like-for-like

Same layout, everything renewed on the surface. Existing pipework and wiring kept where sound and tested. The quickest and most economical route.

Standard

Full strip-out and a complete new first fix behind the finishes. The right choice for a home you plan to live in for years.

Individual

Your layout, your special fixtures and fittings, with our design service for layouts and M&E and our procurement service to source it all.

How the project runs

  1. Quick quote and site survey. An indicative price in two minutes, then a free survey to measure up and confirm it.
  2. Written tender and contract. A room-by-room breakdown, a programme of works with the payment plan, and an FMB domestic building contract.
  3. On site. A dedicated project manager, a magnet desk with the site documents, a WhatsApp group with your team and a progress report by email every week or two.
  4. Handover. Snagging walked together, certificates issued, final clean, and payment of the last stage only when you are happy.

Where we work

Most of our full renovations are in London — recently Wandsworth, Chiswick, Clerkenwell, Bermondsey, Hampstead and Docklands — and we take on houses in the Home Counties as far as Windsor and Reading. See the areas we cover and our recent projects.

Questions people ask us

How much does a full house renovation cost in London?

It depends on the size of the home and how much of the first fix is renewed, which is why our quote shows three options. As a guide, a bathroom is typically £15,000 to £20,000, a kitchen £14,000 to £25,000 excluding the units and appliances, and a bedroom or living room £10,000 to £20,000, all including labour, construction materials, waste removal and site management. A two-bedroom flat renovated throughout usually lands between £100,000 and £160,000. Use the quick quote for a figure based on your own rooms.

How long does it take?

A single bathroom is about three weeks on site; a kitchen three to four. A full two-bedroom flat is usually twelve to sixteen weeks, and a whole house sixteen to twenty-four. You get a programme of works with the tender, and we report progress against it every week or two.

Can we live in the property while you work?

Often yes, room by room, and many of our clients do. For a full flat renovation where every room is stripped at once it is usually better to move out for the middle of the programme. We will tell you honestly which applies at the survey.

Who chooses the tiles, taps and kitchen?

You do. We give you a room-by-room list of finish materials with quantities; you add the products you like, or use our procurement service and we source, order, track and receive everything for you. We don't choose colours or styles on your behalf, but we can recommend interior designers we have worked with.

How do payments work?

A deposit before the start date, then stage payments released as each stage of the works is completed, and a small final sum held back until the snagging is signed off. The full plan is drawn on the programme so you can see when each payment falls.

Are you insured and accredited?

Build Place Ltd is a member of the Federation of Master Builders. We carry public liability and employer's liability insurance and only use licensed waste carriers.
