Kitchens, side returns and rear extensions

Kitchen renovation and kitchen extensions

From a new kitchen in the existing room to a side-return or rear extension that doubles it: structure, first fix, floors, installation and decoration under one contract, with the kitchen itself from your supplier or sourced through us.

Kitchen renovation in the existing room

A kitchen renovation is mostly first fix: new water, waste and gas runs to where the new layout needs them, a circuit for every appliance, lighting set out so there is no shadow on the worktop, and a floor that is level before anything goes on it. We do all of that, prepare the room, install the kitchen and finish it so the joinery, worktops, tiling and decoration meet cleanly.

  • Strip-out of the old kitchen, floor and ceiling; licensed waste removal
  • New plumbing, drainage and gas; new circuits and consumer unit where needed
  • Downlights set in line with the worktop edge, under-cabinet lighting, sockets where you cook
  • Walls and ceiling boarded and plastered, floor levelled, extractor ducted outside
  • Installation of your kitchen — from any supplier — with worktops templated and fitted
  • Tiling or splashbacks, engineered timber or tiled floor, skirting, decoration
  • Gas Safe and Part P certificates on completion

Kitchen extensions: side return, rear and wraparound

In a London terrace the kitchen is usually at the back and the side return is wasted. Extending into it, or out to the rear, gives a kitchen-dining room with the garden on the other side of the glass. We build the extension and the kitchen as one project, so the steel, the drainage, the underfloor heating and the lighting are all designed around the kitchen layout rather than the other way round.

  • Drawings and planning or permitted-development checks with our architect partners
  • Structural engineer's calculations, party wall process, building control
  • Foundations, drainage, steel frame, blockwork, roof — flat with rooflights or pitched
  • Bifold or sliding doors, insulation to current regulations, underfloor heating
  • First fix, plastering, flooring, kitchen installation and decoration to finish

Questions people ask us

How much does a kitchen renovation cost in London?

Typically £14,000 to £25,000 for the building work — strip-out, first fix, plastering, flooring, installation, tiling and decoration — excluding the kitchen units, worktops and appliances, which you buy from your chosen supplier or source through our procurement service. A side-return or rear kitchen extension is usually £70,000 to £120,000 for the build, depending on size and glazing.

How long does a kitchen take?

Three to four weeks on site for a renovation in the existing room, provided the kitchen is delivered on time. An extension is ten to sixteen weeks from breaking ground to the kitchen being usable.

Do I need planning permission for a kitchen extension?

Many single-storey rear and side-return extensions fall under permitted development, but conservation areas, flats and larger extensions need an application. Our architect partners check this at the start and handle the application if one is needed.

Can you install a kitchen from IKEA, Howdens or a bespoke maker?

Yes. We install kitchens from any supplier and template the worktops once the units are in. If you prefer, our procurement service orders, tracks and receives everything on site for you.

Will I have a kitchen during the work?

Not in the room being renovated. We set up a temporary sink and power for a microwave and kettle elsewhere where the layout allows, and tell you the exact dates the cooker and sink go out and come back.

Who designs the layout?

Your kitchen supplier usually designs the units; we design the services around that layout — plumbing, gas, electrics and lighting — and can produce the layout and M&E drawings through our design service. We don't choose colours or finishes but can recommend designers we have worked with.
